Chris did a great job, he is extremely thorough and will go the extra mile to be helpful. More and more rare to find. I highly recommend and I would use him again for both junk removal and handyman services. We had a large iron fence that needed to be unbolted from the concrete and removed as well as an old pergola. He was able to handle it no problem and the space looks great, he also patched the stucco where needed. Very satisfied with the work and work ethic.

Awesome experience with this company! We needed several items removed from old personal junk to a sliding glass door and grills to landscaping debris. They took it all. The process was super easy - after a quick phone call I text them pictures for a fast quote and once I requested the appointment, they were at my home within 24 hours. Price was super reasonable as well and the team was professional. Highly recommend and would use again!

On time. Quick yet safe and careful. And he came alone! I was unsure at first but he loaded and removed all the big pieces of furniture easily without even a second of struggle. Very nice and friendly. Very trustworthy. Answered all my questions. Fair pricing. Quick and easy payment. Felt absolutely comfortable. I never leave reviews but I had to today. Recommend 100%! I will be using them again for my backyard cleaning :)

Junk Removal for Renter-Occupied Homes and Older Apartments

Quick Summary: The Cortez Park area has lots of rental housing. Over 64% of households rent. Most junk removal jobs here are apartment move-outs or duplex cleanouts. We see more older furniture and appliances than big estate cleanouts.

Cortez Park sits in a part of Phoenix where renting is common. This changes what junk removal looks like for us. We often show up to a two-bedroom apartment. A tenant might be moving out in 48 hours. They need a mattress, a broken dresser, and moving boxes gone fast.

The median year built here is 1978. That means much of what we haul has been sitting for decades. We often find 1980s kitchen cabinets, old window AC units, laminate dressers. Appliances that have outlived two or three tenants are common. These older homes usually have smaller storage areas, too. Junk piles up in carports, breezeways, or shared laundry rooms instead of dedicated garages.

Only about a third of the housing near Cortez Park is single-family homes. Most of our jobs happen at apartment complexes, duplexes, and small multi-unit buildings. That means we deal with different logistics. Our crews often navigate shared hallways, secure gate codes, and coordinate with property managers. We also work around HOA rules for dumpster access and pickup times. It’s a dance, really.

  • Apartment move-out cleanouts, including furniture, appliances, and items left by previous tenants
  • Duplex garage clearouts where two households have accumulated shared junk
  • Curbside bulk pickup for renters moving out on short notice-sometimes within a day or two
  • Small multi-unit building cleanouts, we coordinate directly with property managers or landlords
  • Removal of old appliances and cabinetry from units built decades ago

For landlords and property managers, this rental-heavy area means turnover cleanouts are a regular thing. They’re not just a one-time job. Scheduling a local junk removal service that understands apartment rules, tight move-out windows, and older items helps. It shortens vacancy periods and cuts down on all the back-and-forth. You won’t need to juggle multiple haulers for each unit.

How Our Crew Reaches the Cortez Park Area

Our shop is at 18647 N 13th Dr in North Phoenix. Getting to the Cortez Park area is a route we know well. It’s about 9.1 miles southwest. Our yard is about 20 minutes away in normal traffic. We typically head south on 13th Drive, get on I-17 southbound, then exit to the surface streets. Those roads feed right into the neighborhoods around Cortez Park. From there, it’s a quick trip through residential streets to most homes and apartment buildings.

Because it’s a short drive, we can often do same-day pickups for Cortez Park residents. Just call us in the morning. Our dispatch team plans for I-17 slowdowns. Especially during the morning commute (7-9 a.m.) and evening rush (4-6 p.m.). When a job is booked during those times, we leave early. This means the crew still arrives on time. Nobody wants to be stuck on the freeway.

The Cortez Park neighborhood has mixed housing. There are single-family homes with standard driveways. Then you have older apartment buildings with tighter, shared parking. Our drivers are trained to check out the drop-off spot first. Narrow driveways and limited curb space near some older complexes can make it tricky to position our truck. So, the crew often parks on the street. We walk items a short distance. This avoids blocking a shared driveway or damaging landscaping.

  • Route runs southwest from 18647 N 13th Dr via I-17 to streets near Cortez Park
  • Average drive time from our yard is about 20 minutes
  • Dispatch adjusts departure times around morning and evening rush hours on I-17
  • Crews check narrow driveways and shared apartment parking before positioning the truck
  • Street parking is used when driveways are too tight for safe truck access

This local knowledge helps most on tight-timeline jobs. Think clearing out a rental unit before a new tenant arrives. Or a same-day estate cleanout. Knowing the quickest way in and the safest parking spot saves time. More hauling, less maneuvering. If you’re near Cortez Park and wonder if your driveway will work for our truck, just mention it when you book. We can plan ahead.

Housing Character Near Cortez Park in Phoenix

Drive the streets around Cortez Park, you’ll see many houses from the late 1970s. That’s no surprise. The median home here was built around 1978. So, lots of the roofs, garages, and block walls we see are original or close. Older homes often mean older stuff. Things pile up in the backyard shed. Or in the garage nobody parks in anymore.

This isn’t one of those neighborhoods with matching cul-de-sac homes. Single-family houses make up just a third of what’s here. The rest is a mix of duplexes, small apartment buildings, and rentals on side streets off 19th Avenue. We’re usually already in the area, working jobs across our service areas in Phoenix. We see this variety up close every week.

Over 60% of homes near the park are renter-occupied. That changes the types of calls we get. A landlord near Cortez Park might need a rental property cleanout after a tenant moves out fast. We handle those a lot. But a homeowner a few blocks over might just need an old couch and a broken washer hauled off the curb.

  • Older single-story block homes from the late 1970s with detached garages and sheds full of decades of stuff
  • Small multi-unit rental buildings tucked behind main streets near the park
  • A few duplexes with shared driveways where junk piles up fast between move-outs
  • Mid-century houses with original carports now used for storage
  • Apartment complexes within walking distance of Cortez Park, they turn over tenants often

Median household income here is around $45,000. Home values sit near $286,800. This is a working neighborhood. People want jobs done right without paying for truck space they don’t need. That’s why our pricing is based on how much space your items take in our truck, not a flat guess. It’s always our goal to give you the best possible price. Text a photo for a ballpark price. Your crew confirms the exact price on site before any work starts. Bigger jobs get a free on-site estimate.

We’ve cleared out garages on the west side of the park. Three generations of tools and holiday decorations stacked to the ceiling, for example. We’ve also handled quick apartment cleanouts a few blocks north. A tenant left fast, and the property manager needed it emptied before the next renter moved in. Different jobs, same neighborhood, same truck showing up.

The population here is young, median age around 35.5. This makes sense with all the rental turnover we see. Young renters move in and out more. That means more curbside furniture, more mattress pickups, and more fast turnaround jobs. All before a new lease starts.

Whole-house and multi-load cleanouts

For estates, full-house cleanouts, hoarder homes and commercial jobs that need more than one load, we’ll walk the job with you and give you a firm price on-site. Free, with no obligation.

How pricing works: you only pay for the space your items actually take in our truck, measured on-site. Heavy materials (concrete, dirt, tile) and harder access (stairs, carries over 100 ft, items spread across floors) can adjust it a little — small loads usually don’t. Group items in the garage or driveway to save on labor. 10% off for military and seniors.

Questions

Questions about junk removal near Cortez Park

How fast can your crew get to my place near Cortez Park?

Our yard is about 20 minutes away, so same-day pickups are often possible. Our shop sits about 9.1 miles northeast, and we take 13th Drive to I-17 southbound straight into the Cortez Park area. Because it’s a short trip, we can often fit in same-day pickups if you call in the morning.

Do you handle junk removal for older homes near Cortez Park?

Yes, and we see it often. Many homes near Cortez Park date back to 1978, with original garages, sheds, and carports full of decades of stuff. We’re used to hauling old appliances, laminate dressers, and window AC units that have outlived a few owners.

Can you coordinate with my landlord for a move-out cleanout near Cortez Park?

Absolutely, we do this regularly. Since over 64% of housing near Cortez Park is rented, we work directly with property managers on gate codes, shared hallways, and pickup timing. This helps landlords turn units around fast without juggling multiple haulers.
