These Terms of Service (“Terms”) govern your use of the website https://junk-removal-phoenix.com and any junk removal, debris removal, house clearance, or hauling services provided by Junk Removal Phoenix, LLC. (“Company,” “we,” “us,” or “our”).

By requesting an estimate, scheduling a pickup, or allowing our crew to begin work at your property, you (“Customer,” “you”) agree to these Terms. Please read Sections 5, 6, 7, and 12 carefully — they cover what happens to your items once we load them, what we can’t accept, and the limits of our liability.


1. Services

We provide junk removal, debris removal, house and estate clearance, appliance and furniture removal, construction debris hauling, and related services for residential and commercial customers in Phoenix and the greater Maricopa County area, including Scottsdale, Glendale, Peoria, Surprise, and Tempe.

Service availability depends on location, crew and truck capacity, and the nature of the job. We may decline any job at our discretion.


2. Estimates and Pricing

Estimates are not binding until confirmed on site

We provide free estimates by phone, text, email, or from photos you send us. Any estimate given before we see the job in person is a good-faith approximation, not a fixed quote. Photos and descriptions frequently understate volume, weight, or access difficulty.

The binding price is the one our crew confirms with you on site, in person, before any loading begins. You may decline that price and cancel at no charge if the crew has not started work.

How pricing works

Pricing is based primarily on the volume your items occupy in our trucks, measured in cubic yards. Our trucks hold up to 20 cubic yards. Current published ranges:

Minimum charge is $125 regardless of load size.

Published prices are subject to change and are not a guarantee for any particular job.

Adjustments and additional charges

The confirmed price may include adjustments for:

  • Weight. Heavy materials — dirt, rock, gravel, concrete, brick, tile, roofing, and similar construction debris — carry disposal fees based on tonnage and are priced accordingly. Loads of these materials may be volume-limited for vehicle safety and legal weight limits.
  • Access and labor. Stairs, elevator access, carry distances over approximately 100 feet to the truck, items spread across multiple rooms or floors, restricted parking, gated communities, or limited-access loading docks.
  • Special handling. Appliances containing refrigerants, mattresses and box springs, electronics, tires, and other items subject to specific disposal requirements or facility fees.
  • Disassembly. Items requiring dismantling to remove (sheds, playsets, built-in fixtures, oversized furniture) beyond routine handling.

For smaller loads and single-item pickups, access adjustments are generally not applied.

Larger jobs

For full property cleanouts, multi-unit turnovers, and other large-scale jobs, we recommend an on-site estimate. Multi-load and multi-day jobs may be quoted as a single project price or billed per load, as agreed in writing before work begins.

Discounts

We offer a 10% discount for active military, veterans, and seniors. Proof of eligibility may be requested. Discounts do not stack with other promotions unless we state otherwise, and do not apply below the $125 minimum.


3. Scheduling, Arrival Windows, and Cancellation

Arrival windows

We schedule pickups within a two-hour arrival window and operate seven days a week, 8:00 am to 6:00 pm. Arrival windows are estimates. Traffic, prior jobs running long, disposal facility wait times, and weather can affect timing. We will make reasonable efforts to notify you of significant delays.

We are not liable for losses resulting from a delayed or missed arrival window, including costs related to move-out deadlines, closings, inspections, or contractor scheduling. If your job is time-critical, tell us when you book so we can plan around it — but we still cannot guarantee a precise arrival time.

Cancellation and rescheduling

There is no charge to cancel or reschedule. We appreciate 24 hours’ notice when you can give it, so we can offer the slot to someone else, but it is not required and no fee applies if you cancel late, cancel after our crew has arrived, or aren’t available when we get there.

We will need to reschedule if, on arrival, access to the items is blocked, no one is present to authorize the work, or the job materially differs from what was described. In those cases we will simply work with you to find a new time, at no cost.

We may also cancel or reschedule for crew safety, equipment failure, weather, or facility closures. If we cancel, you owe nothing.

Weather and heat

Phoenix summer heat and monsoon storms directly affect crew safety. We reserve the right to reschedule or pause work during extreme heat, dust storms, heavy rain, flooding, or lightning. We will reschedule at the earliest available time at no penalty to you.


4. Customer Responsibilities

You agree to:

  • Provide safe, legal access to the property and the items, including parking adequate for a full-size junk removal truck. You are responsible for HOA rules, gate codes, building management approvals, permits, and elevator reservations.
  • Be present or designate someone. An adult 18 or older with authority to approve the price and identify what goes must be present when the crew arrives, or you must make advance arrangements with us in writing.
  • Identify what is to be removed clearly. Anything you do not want removed should be separated, marked, or pointed out before loading begins.
  • Disclose known hazards — structural issues, pest or rodent infestation, mold, biohazards, unstable stacking, animals on the property, or anything else affecting crew safety.
  • Secure pets and children away from the work area and the truck.
  • Remove valuables and documents in advance. See Section 6.

5. Title, Ownership, and Transfer of Items

You warrant that you own the items

By directing us to remove items, you represent and warrant that you are the owner of those items, or that you have full legal authority from the owner to dispose of them. This includes authority as an executor, trustee, power of attorney, landlord, property manager, or authorized agent.

You agree to indemnify and hold us harmless from any claim by a third party asserting ownership of, or rights to, anything we remove at your direction.

Title passes to us on loading

Once an item is loaded onto our truck, ownership transfers to Junk Removal Phoenix, LLC. We may dispose of, recycle, donate, resell, or otherwise handle removed items at our sole discretion.

Items cannot be retrieved after loading. We do not maintain a holding or storage period, and we cannot search a load for something removed by mistake. If you realize during the job that something shouldn’t go, tell the crew immediately — before the truck leaves.

Landlords, property managers, and tenant belongings

If you are a landlord, property manager, or agent directing removal of property left behind by a tenant, you are solely responsible for complying with Arizona landlord-tenant law regarding abandoned personal property, including any required notice and storage periods. We rely entirely on your representation that you have the legal right to have the property removed, and you assume full responsibility and liability for that determination.

Estate and house clearance jobs

For estate cleanouts and house clearances, we strongly recommend that the family or executor walk the property and remove anything of sentimental, financial, or legal significance before our crew arrives. Once work begins, we proceed based on your direction and the boundaries you set.


6. Valuables, Cash, and Personal Documents

It is your responsibility to remove all valuables, currency, jewelry, firearms, prescription medication, identity documents, financial records, keys, electronics containing personal data, and items of sentimental value before we begin.

Check inside and underneath furniture, in drawers, in pockets, inside mattresses and box springs, in appliances, behind and inside cabinets, in boxes, and in any container being removed. Items are commonly hidden or forgotten in exactly these places.

We are not responsible for cash, valuables, data, or irreplaceable items contained within, attached to, or concealed inside anything we remove. If our crew happens to notice something that appears valuable, they will bring it to your attention — but they are not conducting a search, and no such review is promised or implied.

Electronic devices should be wiped or destroyed by you before removal. We do not guarantee data destruction.


7. Items We Cannot Accept

For legal, safety, and disposal-facility reasons, we generally cannot accept:

  • Hazardous waste, chemicals, solvents, pesticides, pool chemicals
  • Wet paint, stains, and lacquers (dried latex paint may be acceptable — ask)
  • Motor oil, antifreeze, fuel, and other automotive fluids
  • Propane tanks, compressed gas cylinders, fire extinguishers
  • Asbestos-containing materials
  • Lead paint debris
  • Ammunition, firearms, explosives, fireworks, flares
  • Medical and biohazardous waste, sharps, contaminated materials
  • Human or animal waste, and items saturated with it
  • Radioactive materials
  • Contaminated soil and materials from remediation sites
  • Illegal substances or contraband

Some items — including certain electronics, tires, batteries, fluorescent tubes, and appliances containing refrigerants — require special handling and may carry additional fees or need to be routed to a specific facility.

Asbestos notice. Many Phoenix-area homes built before 1980 contain asbestos in popcorn ceilings, floor tile, mastic, insulation, ductwork, and siding. We are not licensed asbestos abatement contractors and cannot knowingly transport asbestos-containing material. If our crew encounters material they suspect contains asbestos, they will stop work in that area. Testing and abatement by a licensed contractor is your responsibility. You agree to disclose any known asbestos and to indemnify us for claims arising from undisclosed asbestos-containing material.

If our crew discovers prohibited items after loading, we may return them to you, remove them from the load, or charge for proper disposal at cost plus a handling fee. Concealing prohibited materials from us is a breach of these Terms and you assume all resulting liability, including fines and cleanup costs.


8. Property Access and Damage

Our crew takes reasonable care to protect your property. We use blankets and protective materials where practical, work carefully through tight spaces, and sweep the work area before leaving.

That said, removing large, heavy, or awkward items through doorways, hallways, stairwells, and gates carries inherent risk. Minor cosmetic marks — scuffs on doorframes, walls, and thresholds — can occur during normal careful removal of bulky items and are not considered damage under these Terms.

We are not responsible for:

  • Pre-existing damage, wear, or defects
  • Damage revealed by removal of an item (flooring discoloration, wall damage behind furniture, water damage under appliances, pest damage)
  • Damage to driveways, walkways, landscaping, or irrigation from normal truck access and parking where you directed or approved
  • Damage from structural, plumbing, electrical, or building defects
  • Damage to items being removed

Report any damage claim to us in writing within 48 hours of service, with photographs. Claims made after 48 hours may be denied because we cannot verify cause or condition. We reserve the right to inspect before resolving a claim, and to repair rather than pay compensation.

Utility disconnection

Appliances must be disconnected from gas, water, and electrical service before removal unless you have arranged otherwise with us in advance. Our crews are not licensed plumbers, electricians, or gas fitters. We may disconnect simple plug-in appliances and standard water supply lines as a courtesy, but we are not responsible for leaks, damage, or code issues arising from disconnection. Gas appliances should be disconnected by a qualified professional.


9. Satisfaction Guarantee

We stand behind our work. If you are not satisfied with the job as performed, tell the crew before they leave, or contact us within 24 hours, and we will return to complete or correct the work at no additional charge.

The guarantee covers the agreed scope of work — the items identified and priced at the time of the job. It does not cover:

  • Items not included in the confirmed scope and price
  • Additional material generated or discovered after our departure
  • Requests to return removed items (see Section 5)
  • Dissatisfaction with pricing after work is complete and accepted
  • Conditions we disclosed as outside our service, such as suspected asbestos or prohibited items

10. Payment

Payment is due in full upon completion of the job unless we have agreed to other terms in writing. We accept cash, credit and debit cards, and checks.

For commercial accounts, property managers, and multi-load projects, we may require a deposit, a signed work authorization, or approved billing terms in advance.

We do not charge interest or late fees on past-due balances. You remain responsible for the full amount owed, and for reasonable collection costs and attorney’s fees if we have to pursue an unpaid balance.

Disputing a charge does not relieve you of the obligation to pay undisputed amounts.


11. Recycling, Donation, and Disposal

We partner with Goodwill of Central & Northern Arizona, Salvation Army, St. Vincent de Paul, and local recycling facilities, and we make good-faith efforts to donate or recycle usable material rather than landfill it.

We do not guarantee that any specific item will be donated or recycled. Charities accept items at their own discretion and routinely decline material based on condition, category, and current need. Facility policies, market conditions, and load composition all affect where material ends up.

Because title transfers to us on loading (Section 5), donations are made by the Company, and we cannot provide you with a charitable tax donation receipt for items we remove.


12. Limitation of Liability

To the fullest extent permitted by Arizona law:

Our total liability arising out of or relating to any job is limited to the amount you paid for that job.

We are not liable for indirect, incidental, consequential, special, punitive, or exemplary damages, including lost profits, lost business, lost data, missed closings or deadlines, relocation costs, or loss of use, even if we were advised of the possibility.

We are not liable for the value of removed items, including items removed in error, items of sentimental value, or items whose value was not disclosed.

Nothing in these Terms limits liability that cannot be limited under applicable law, including liability for gross negligence, willful misconduct, or bodily injury caused by our negligence.


13. Insurance

Junk Removal Phoenix, LLC. is licensed and carries general liability insurance and workers’ compensation coverage as required by Arizona law. Certificates of insurance are available on request for commercial customers and property managers.

Our insurance covers our operations. It does not insure the value of the items we remove, and it is not a substitute for your own property insurance.


14. Indemnification

You agree to indemnify, defend, and hold harmless Junk Removal Phoenix, LLC., its owners, employees, and subcontractors from any claims, damages, fines, penalties, losses, and expenses (including reasonable attorney’s fees) arising from:

  • Your breach of these Terms
  • Your misrepresentation of ownership or authority to dispose of items
  • Undisclosed hazardous, prohibited, or asbestos-containing materials
  • Unsafe conditions at the property that you knew of and did not disclose
  • Third-party claims regarding items removed at your direction

15. Photographs and Media

Our crew may photograph the work area before and after service for job records, quality control, and claim documentation. We will not publish identifiable photographs of your property in advertising or on social media without your permission.

Photographs you send us for estimating purposes are handled as described in our Privacy Policy.


16. Force Majeure

We are not liable for failure or delay in performance caused by events beyond our reasonable control, including extreme weather, monsoon storms, flooding, fire, disposal facility closures, labor disruption, vehicle breakdown, government action, public health emergencies, or utility failure.


17. Website Use

The content on our website — text, images, logos, and design — is owned by us or our licensors and may not be copied or reproduced without permission. Pricing, service descriptions, and availability shown on the site are informational and subject to change without notice, and do not constitute a binding offer.

Reviews and testimonials reflect individual experiences and are not a guarantee of results for your job.


18. Governing Law and Disputes

These Terms are governed by the laws of the State of Arizona, without regard to conflict-of-law rules.

Before filing any legal action, you agree to contact us in writing and give us 30 days to resolve the dispute. Most issues can be settled with a phone call.

Any dispute that cannot be resolved informally shall be brought exclusively in the state or federal courts located in Maricopa County, Arizona, and both parties consent to that jurisdiction and venue.

Small claims court remains available to either party for qualifying claims.


19. General

Severability. If any provision is found unenforceable, the remainder stays in effect.

No waiver. Our failure to enforce a provision is not a waiver of it.

Entire agreement. These Terms, together with our Privacy Policy and any written work authorization or quote, constitute the entire agreement between us regarding the services.

Changes. We may update these Terms at any time. The version in effect on the date of your service governs that job. Continued use of our website or services after changes are posted constitutes acceptance.

Assignment. You may not assign these Terms without our written consent. We may assign them in connection with a sale or transfer of the business.
